Trying to get a lease on a 2018 Touring Hatchback Automatic. For what I have read online I should be able to negotiate the sales price of the car. I have offered a price around the TMV on Edmunds, but 5 different dealers keep saying that the price I am asking for is based on rebates and incentives that apply only to purchase a car, no lease. How much truth there is to that? The lowest quote I got was for 297/month 36 months, 12k/year.
Any way you can tell if that's a good deal?

That is partially true - there are different incentives for purchase vs. lease.

Try again with the TMV numbers without the incentives factored in.

What MSRP and selling price is associated with that payment quote?

Sales manager mentioned that she was applying a MF of 0.00001. I have a calculator that I have used before and based on the numbers she gave me it should be closes to $270.00

If that is the adjusted CAP, I get $243/mo.+tax.
If it's the selling price, then you'll have fees, etc.

How much due at signing on your $297/mo. quote?
What is your sales tax rate?

Okay, $274/mo+tax

I'll guess your CAP cost is the selling price.
If it's just first payment at signing, you have to add the $595 acquisition fee, DMV fees, and in NV, probably a hefty dealer fee.

If I add $1100 to your price for the above, then I get the same payment they do.

Ask for the adjusted CAP cost.
Also, insure that the money factor used is .00001, and not marked up to .00051.

Edmunds has a page where it shows how to calculate a lease step by step. I created a spreadsheet with the info provided. How accurate is it? Do you use something else to estimate lease payments?

I use a home grown spreadsheet similar to that described in the article.

It's just math - nothing more complicated than 4th grade math, as a matter of fact.

What needs to be accurate are the numbers that are plugged into the worksheet.

Like the saying goes - "garbage in, garbage out".

Wanted to say thank you Michael and kyfdx. I was doubting myself a little with all the quotes I was receiving being at least $50 more than what I thought I could pay for a lease. Held my fort for a week and got the lease for 36k/12months for $240/month Touring Hatch Automatic, no down payment. Only had to pay first monthly payment.
