Itemization of the $3500 upfront?
Is $3500 the total amount Due at Signing?

The acquisition fee is the bank fee.

"Etc." isn't really something I can use.

Adjusted CAP is the like "amount financed" on a purchase.
It's the selling price, plus any fees not paid upfront, minus any CAP reduction.
