The money factor is marked up the maximum allowed.
$10K is way too much to put upfront on a lease.

Do you have the adjusted CAP cost?

The calculations are correct. I don't see anything extra, except for the marked up money factor. That adds about $40/mo. to the payment.

Normally, I'd say that is not a good deal, but considering the discount you are getting, it's not bad at all.

It is about $850/mo, with just first payment due at signing, rather than the $10K you are putting up.
