2019 Lexus NX FWD Prem + Nav + Acc pkg 2

I have a question, Lexus tells me their system is picky and displays numbers differently. My question is if I am paying for AZ Lic/Registration + Doc FEE of 1200 DAS, (due at signing) why do they include these fees in the Total Cap (Gross Cap Cost) if i am paying then DAS. Am I being taken for a ride? Seems they are using the money DAS and using it partially for DP/Cap Cost and First month as they see fit in the calculation. Number manipulation? I kept asking why they are including the MFG rebate as part of the discount, after pointing out, they are above invoice (if you subtract rebate of 1200), then he increased from 3092 to 4294. Here is the breakdown:

MSRP = $44,842
Discount = $4294
Selling Price = $40,548
Residual is 54%
MF is 0.0003
Fees: $2354.12 breakdown below
1. Accessory (Tint) = $199
2. Doc Fee $499
3. License/title = $684
4. Acq Fee= $795
5. Tax on collected items = $177.12

Total CAP = $42,902.12
DP/Cap Reduction= $699.12
Rebate=$2000
Net Cap = $40,202.86
36 Month 10k/yr AZ
Monthly = $500.74 (Base 463.43 + Tax 37.31)
DAS = $1200
Zip 85383

How bad is this deal? And am i being taken for a ride by paying $1200 DAS even though its included in the total cap. I was able to see the curve of what people pay from NADAGuide and it ranges from 38,200 to 42k and this includes the rebate of 1500. I realize its a 2019 as 2020 is out but available in same config yet (Nav + Prem +Acc 2). I accepted the offer and will pickup late this week. Numbers worked and the residual was lower at 39 months to 52% same MF. I don’t believe in paying a DP/Cap Cost reduction, but it seems i am if you look at the numbers. Dealer kept pushing to put way more down. MSD would not help as interest is real low.

    Total CAP (or Gross CAP) is not what the lease payment is based on. Lease payment is based on NET CAP, which reflects your upfront money. $1200 Due at Signing is not enough to pay those fees, plus the first payment. They add up all of the charges (Gross CAP), then deduct the upfront money ($2000 + $1200 minus first payment). That results in NET CAP.

    The payment is correct, as calculated. Since your upfront is less than the total of the fees and first payment, in effect, you are NOT making a downpayment/CAP reduction. Dealers want more money upfront, because it results in a lower payment, and they think you would be more likely to take the deal.

    A 39 month lease would have only lowered the payment by about $12/mo. (not worth it, IMO)
