How would you structure this deal? Comparing to a 2020 BMW M5 @ $112k. Thoughts?

My current BMW lease expires in June so i am starting the process on a 2020 C63s now. Shocked how high the first quote is. The residual is so low but I am used to BMW. Anyway zip code is 98199. MSRP is $86,370.00 from web. probably doesn't include a destination charge since the dealer shows $87,365 plus tax of 8998.60, $150 doc fee, and $780 tag/registration which sounds right for Seattle.
He is quoting .00275 MF and 53% residual for 10K 36 month. Says has to run average credit until I fill out an app.
3K due at signing, $1689 for 36 months.
What should the MF be as well as monthly payment? How much should he be lowering the selling price? Thanks!

Coupe, Sedan or Convertible?

Tax information is wrong, as WA state taxes the monthly payment on a lease.

Without a selling price, there isn't much to go on.

MF is likely the standard rate, which we believe to be .00250, give or take.

We don't track pricing.

Did they give you a selling price, or are you paying sticker? If true, you are actually paying above sticker due to the incentive.
