BMW Single Pay Lease Question

I am looking at a single pay lease on a 2019 M850 Vert.
I am finding mixed responses on what happens if there was a total loss?

So as an example if I had a 36 month lease and the upfront was $36k

If there was a total loss in month 12 what happens to my balance of $24K?

You get it back. The money you pay up front goes into the equivalent of an escrow account, and the monthly payments are drawn from it.

If the indescribable awful should happen, the balance is refunded to you.
