Audi Q5 reply from dealer for a lease 36m/12k

Below is the response I got from a local dealer in the 27607 area for a 2020 Q5 e Premium Plus:

MSRP is $58,895. I can give you a savings of $2500 before any incentives. This brings the price down to $56,395. There is a PHEV Tax Credit of $6,712 which you would receive upfront since you are leasing, that brings the price down to $49,683. If you were to pay cash or finance it, you would not get that upfront, rather at the time you file 2020 taxes.

36 mos lease/ 12k miles per year with 0 out of pocket is $821/ mo
$3500 out of pocket is $711/mo
$5000 out of pocket is $664/mo

I don't think it is the best at all, just wanting some feedback or what I should ask them to adjust or I can adjust myself, I feel the discounted price is not enough (it is only around 4% off), should I have them bring that down prior to applying the tax credit? New to this forum so getting the hang of how to go about things. Thanks!

    With the prices given, I get $668/mo, plus tax.

    One of two explanations:
    1. The adjusted cap cost is higher than the selling price - ask them for this number, and an explanation of what was added
    2. The MF is higher than I've quoted - also possible, as this is extra profit for the dealer.

    With regards to up front money, we recommend you only make the first payment and any registration costs when you sign the paperwork. The lease cash is subject to sales tax, as well.
