What's a good lease deal for a Mazda CX9 Touring FWD?

I'm looking to lease a Mazda CX9 either Touring or Grand Touring FWD and am wondering whats considered a great deal for a lease. I'm looking to do a 36m lease with either 10,000 or 12,000 miles. Thank you!

    My zip code is 33467. MSRP is $35,710. Most CX9's near me are selling at around $33,500. Thanks!
