2020 Toyota Tacoma SR5 and 2020 Highlander Lease questions (first timer)

I am in zip code 01970 and found a lease for 2020 Tacoma SR5 for 202/month 24 months, 12k miles a year and $2,999 due at signing. The ad says $750 cash incentive and excludes tax, title, license, registration fees and dealer options charges.

I have been communicating via email/text with a salesman and I told him about the ad I found and he said that "with everything else added in it will not be $202".

This is my first time possibly leasing and I am just looking for a good deal.

I had also requested lease information for a 2020 Highlander LE AWD (6948, model maybe?) and he sent me the following

36 month lease 3k down 10k miles per year $314.53 per month, 2k down $344.19 per month and 1k down $373.84 per month.

Lease ads often quote large down payments so it makes the monthly payment look small.
