Crazy high lease price for 2020 JGC ?

In advance, pardon my lack of knowledge as I have yet to learn how to calculate a lease with residual value, and other foreign terms to me.

What I know is that in 2018, I was able to lease a Jeep Grand Cherokee Limited (45k MSRP), for $365/mo, $1400 at signing (included 1st month) and that's 36mo, 10k miles/yr.

Walk into a dealership today asking about Grand Cherokee Trailhawk, MSRP 49k. Guy "calculates" $550/mo with $3,000 at signing. I'd really appreciate if more knowledgeable folks here can give me an idea what the lease cost would be this month for a 49k car. Thank you.
