Am I realistic

Hello, first time here.

I have read and seen videos on getting a great deal. However, I am finding that dealers are not willing to move much on their prices. Toyota seems to have money factors that are between 4.5 and 5.5% APR for Tier 1 Plus credit. Given the market conditions it seems to me this is crazy high, when they are offering 1.9% on purchases.

I'm getting up to $455 including tax for monthly payments. I use a leasing calculator and it seems that I should be able to get a lease more in the $290 range.

Do I have unrealistic view?

Is $30,000 the MSRP or the selling price? We'll need both...
