2021 E450 Coupe Lease

Received this deal from an Illinois dealer this week. Salesman says the MF is .00099 and the Res. is 53%. Any opinions? Seems high to me. But I'm accustomed to generous BMW leases (which seam to have gone away too).

    .00043 MF and 53% residual

    2% off MSRP, with a marked up money factor and marked up acquisition fee?

    Doesn't look very good.
