Lease Deal Negotiation Questions Volvo XC40

Trying to negotiate the price for a new Volvo XC40 Inscription $47000. They have come down 8.8% on the purchase price. The dealer is telling me that that price would only apply to a cash purchase and not for leasing as there are incentives applied to this quote. They did not list the purchase incentives on the quote. If this is true, how do you negotiate a lease price? How should I proceed from here? And, Should I ask for at least 10% off the MSRP? I've heard the dealer cut is typically 13%
