Interpreting Dealership Quotes - Cap Cost v MSRP

I'm interested in leasing a Mazda CX 5 Select AWD (zip code 80202). The Dealer has quoted MSRP at 29,775 and the fully baked capital cost is 29,910.20 (28,775 Selling Price + 699 Doc Fee + 436.20 Brake Pulse).

Can someone confirm that it's a BAD deal if the capital cost> MSRP? It's my understanding a good or fair deal is when the cap cost is a ~5-10% discount to MSRP.

I am a first time leaser so looking for guidance and working to learn the math. Thanks!
