Looking at MDX Advance Lease

Please help

1.Looking at MDX Advance Lease MSRP=65295, Over the Phone Price= 61014, 36/10 (or less. Ending existing lease =42mos & only have 12k miles). What MF and RV should I expect. Am in 60611.

2.Does GAP insurance make sense in this scenario? I would prefer to pass if possible.
3.Included maintenance from Acura for 24 mos, but lease =36 mos.

Gap is automatically included
You'll be responsible for the last 12 months of maintenence
