Deal check on 2023 F150 Supercrew V-6cyl

So his paper looks a little weird. But it seems like he’s close to what the number should be. His residual matches the 60% given to me on this site. But I’m thinking the MF is is marked up. There was a dealer discount of $4360 plus $8500 in extra off. But when I do the math with the MF given here. It says the monthly sign and drive should be around $536-$556 depending if the discounts he gave me are taxed or untaxed.

I haven’t mention the MF I’m supposed to call him tomorrow. We have been going back and forth through email he deserves to get an actual call. Lol. Please help and thank you!!
