Understand Dealer's Lease Offer

Hello - I'm new to leasing so I apologize if my questions are naive.
I'm looking on the Lexus website and for zip code 80301 they're offering a 2024 RZ 450e PREMIUM AWD for a lease of $329 mo., for 36 mos. with $0 due at signing for 10K miles/year.
Lease includes $23,850 Lease Cash incentive from Lexus applied as a capitalized cost reduction.
Offer details include: Lease example based on vehicle MSRP of $56,175
Now, when I reached out to a local dealer to see if they have these vehicles in stock and if they'd be honoring these lease deals, they responded with the following 2 deals:
1. For vehicle with $64,720 MSRP: $399 + tax for 27 months with $3,999 down payment for 7500 miles/year
2. For vehicle with $63,980 MSRP: $319 + tax for 27 months with $3,999 down payment for 7500 miles/year
My questions are:
1. Can I take the lease deal from the Lexus website and plug those numbers somewhere to reverse engineer a MF and RV, and then apply that same MF and RV to the dealer provided MSRP?
2. How do I know if the dealer offered lease is a good deal? At a glance, it seems terrible - fewer months, down payment and fewer miles.
Any guidance is much appreciated!

Also, the deal on the website doesn't include sales tax or dealer fees. With that giant rebate, there is likely a substantial amount of sales tax, due upfront.

Depending on your local sales tax rate, that could easily be $3000-$4000 for tax, acquisition fee, doc fee and DMV charges
