Lease terms on 2015 BMW X5

Just negotiated the terms on a new lease. Wondering if these are good terms or if I can do better.

MSRP $58300
Sales price $55180
Money factor: 0.0013
Residual on 10k per yr: 60% (34,980)
Down: $4000 with 1500 Cap cost reduction
Monthly payment 634 before taxes

    Base MF - Good
    Decent discount (for an X5) from sticker - Good

    We don't normally recommend making any sort of cap cost reduction on a lease - if the car is stolen or totaled, you lose that money.

    What is the rest of the up front cash going to?

    Overall, looks like a decent deal.

    Why lease a car? I find it impractical unless you don't live in the country. It's wiser to buy.
