    36 months
    10K miles
    MSRP: 62,015.00
    Discount: 7,966.00
    Selling Price: 54,049.00
    Tax: 4195.00
    Smog fee 20.00,
    Registratio: 583
    Doc fee+weight fee+filling fee=167
    Balance due: 58,994
    Downpayment: 1,995
    Monthly Payment: 597

    .00152 MF and 61% residual.

That looks like a purchase quote, rather than a lease quote.
    Which state is this?
Is $1995 the full amount due at signing? Or is it $1995 + 1st payment, etc..

Are you a current BMWFS lessee?

This is in California and the quote if for a 36 month 10k miles lease. Yes, The $1,995 is the full payment due at sigining and includes the first payment, fees and upfront taxes (told by the dealer but not sure what it means). The quote also includes total of $3,000 rebate including loyalty rebate (sorry I forgot to mention that in the first place). Please let me know what you think. Thanks

Okay... out of your listed charges in the first post, disregard the tax, as that is for a purchase, not a lease.
Add in $925 for the acquisition fee.

    So, the $1995 consists of:
    $597 1st payment
    $770 in DMV/doc fees
$270 upfront sales tax on rebates (assuming 9% rate on $3000)
    $1637 total..

We'll assume the other $358 is CAP reduction. We'll reduce that by upfront tax, so the applied CAP reduction will be about $328/mo.

    Adjusted CAP cost =
    $54049
    +$925 acquisition fee
    - $328 CAP reduction (from excess upfront money)
    = $54,646

I get $608/mo+ tax, with that calculation.

If your $597/mo. includes tax, that's substantially less.
Looks like a very cheap lease payment for that vehicle.

Of course, if they gave you the actual adjusted CAP cost, I'd be estimating a lot less..
