MF and residual in NJ

I am getting rediculously high lease estimates on a 2019 Forester Sport with the lower option package. MSRP is coming in at $31, 400. 10K miles, 36 months and I'm being quotes $469./month. That's with them taking my 2017 Forester Limited with 6 months left on that lease. ANyone have better info on MF and Resid?

    Is there a special program for taking your lease in early? If not, they could be rolling in negative equity.
