Is this a good Deal on a 2021 GLC 4Matic?

Hello, I'm new to leasing. Negotiated the following deal on 2021 GLC 4matic. Is it a good offer?

Location: Bay Area
Terms: 36/10
Residual value: 55%
Sticker Price: $52,175
Selling Price: $46,290 (~11.3% discount)
Drive-off payment: $2000
Monthly payment $595 (incl tax)
MF: 0.00062 (~1.49% APR)
No MSD

    I get $583/mo assuming 9% sales tax.

    It's possible the $2000 drive off doesn't cover all the up front costs, and the remainder has been added to the selling price. Ask the dealer for a breakdown of the $2000 and the adjusted cap cost.

    We don't really rate deals.

    A lower selling price is always better....
