Using the Adjusted CAP cost they list, I get the exact payment they do.
But..
$95,000
-$10,796.58 (deal contributions? This could mean anything)
+$1750 (fees.. need itemized)
--------------
= $85,953.42
Not the $87,701 they are showing as the adjusted CAP.
What I don't see is sales tax on this deal. Even if they are giving sales tax credits, you usually have to pay some amount of tax.
You need an explanation of the $1747 difference between those two numbers.
Seems like a reasonable deal, in any event.

I think the difference may be tax w markup? I see the difference is exactly 2%. I thought sales tax w tax credit is 1%
Also, make sure you know what the other $1750 consists of.
