We need a bit more information in order to help you ....
Where are you located? What lease term and how many miles per year are you looking for? Do you know the MSRP and the negotiated price of the truck? Is there a trade in involved? 4x4 or 4x2?
Atlanta 36/12 or 48/12 they are using an MSRP of 48k
Well ... in Georgia, the entire selling price is subject to an "ad valorem" tax of 6.75%, so that hurts your lease payments right there. Most states only tax the monthly payment.
I'll assume 4x2 ... 36/12 residual is 61% and the 48/12 residual is 52%.
I don't have a 48 month money factor, but for 36 months it's either .00188 or .00199 ($0 down).
We would still need to know the selling price to model a payment.

I went back to the dealer and negotiated some more and ended up getting a 2015 Tundra Crew Max 4x4 Limited down to 490/month with nothing down (just plates at signing) so I am very happy with that! It is still a 3yr/36k mile lease.

First, I'd recommend you posting specific questions for each model in the relevant discussion - that way, everyone can benefit from the information in the right place.
Second, for the Tundra, what trim level (SR5, Limited, etc.) are you looking for? 4x2 or 4x4? What state? Toyota numbers are regional.
I don't follow pricing all that closely so can't really tell you which is the best deal. But, I will say this - go drive them all and decide which one you like the best. A good deal isn't a good deal if you don't like what you're driving.
The dealership is saying that the lowest money factor is .001735. That's a 4.175% interest rate. That's seems way too high. You can finance at 1.9%. There's no way to negotiate that money factor down to the buy rate? What's the incentive to lease if your going to pay that much interest?

Each model has it's own base rate, set by the leasing bank.
For Toyota pickups, that's always been pretty high. The dealership can't give you a lower rate than the base rate from the bank.

I would ask the dealer what the net cap cost is - if higher than the negotiated selling price, ask the dealer what's been added.
I get $545/mo with those numbers.
Also, it's important to note that Toyota deals with residuals differently - the options on the window sticker are not 100% residualized. The residual number we have is for the "base" MSRP - dealers have to look up the 'true' residual on the paperwork for each unit in stock.
Actually, I think Toyota changed that recently... .about the residual calculation. At least outside of the SET region. Normal residual calculation, now.
To answer your question about if it's a good rate, or a fair lease payment. My answer to both is NO. But, not every vehicle comes with a cost-effective lease program.
I didn't think it sounded fair either. Do you know of any 2015/2016 full size trucks that have better lease programs? I'm in WV and am not sure how to research. The listings on the car websites don't give many specifics.

Would need to know the breakdown of the selling price - I know MD charges sales tax against the entire selling price, which makes leasing comparatively expensive relative to other states.
MF is around .00180. What engine does this have? Turns out there are different residual for the 4.6L vs. the 5.7L engine.
