Hi Michaell,
Looking at the national lease offers for the 4wd SE, Honda shows 0 down, msrp of $37000, net cap cost of $31,973.02 including $595 acquisition fee, lease end value of 20,720. 35 payments of $360. That would indicate a money factor of 0.0005, correct?
I'm wondering if I can get similar terms on an EX-L.

You can't reverse engineer the MF from everything else provided.

36/15 residual on the SE AWD is 54% and the MF for all Pilots until 5/11/15 is .00100

Residual on the EX-L (no RES, no NAV) is 1% worse, so the payment will be higher. NAV and RES depress the residual even more.

Before I sign a lease with this dealership, I want to check on what they are offering.
Here are the details:
2015 EX-L no RES or Nav 2WD

MSRP: 36,250
Selling: 32,000

Trade offer: 33,500
Owe: 33,465

Payment: $450/month including taxes and fees with $500 down.

Is that a good deal?
If not, what should I be pushing for?

SE has $2250 lease cash, while the other two models have $2750.

so lease cash is basically a subtraction of the "negotiated" price that take the price I technically pay down by the amount. So, in other words when calculating the lease. The MSRP is the one price to use and the negotiated price with the subtracted lease cash is the price I actually pay

Exactly right. Both are needed to calculate the lease payment.

located northwest Indiana (Chicagoland). 

What should I be looking to pay monthly for a good deal.

Base EX-L residuals are 62% for 24/12 and 55% for 36/12. Subtract 1% for RES and 2% for NAV equipped versions.

We would need the MSRP and selling prices to model a payment.

MF is .00100

EX-L - $2750 lease cash and 55%
SE - $2250 lease cash and 56%
Touring - $2750 lease cash and 51%

Massachusetts area. Looking to lease a 2015 Pilot SE, 3 yrs 12k miles p/year. They are offering a sale price of $30,500 (does not include doc fee/reg fee/ lease acquisition fee. I'm also rolling in 4k from my trade-in that I'm upside down in. Quoted $510 a month, good deal? Trying to understand their breakdown, having some trouble.

$510/mo. seems awfully high, but rolling in $4000 will add $125/mo. to the deal

I've got some additional concrete info. 2015 Pilot SE, AWD. Selling price is $30,500 (excludes Doc/Reg fees). 3 year lease, 12k miles p/year. I'm rolling in exactly $4600.00 into the new loan.. The MF is .00100. and 56% residual on MSRP of $37k.

First question, why is their MSRP so high on the SE trim? Every other dealer says MSRP is around 35,500. This dealer says I'm not paying MSRP so why does it matter. Am I missing something? Also, most other dealers are offering a sale price around $32,000.

I'm using edmunds lease calc of Dep fee, Finance fee, Sales tax = Lease payment. See below:

Depreciation fee:
--30,500 (Sale price) + 4,600 (rolled into loan) = 35,100 (net cap cost).
--35,100 (net cap cost) - 20,720 (.56% resid on $37k) = 14,380 divided by 36 mons = $399 p/mon

Finance Fee
--$35,100 (net cap cost) + 20,720 (residual) = 55,820.
--55,820 x .00100 = $55.82 finance fee p/month

Sales Tax

($399 + $55.82) = $454 multiplied by .0625% ( $28.42 ) = Monthly payment of $482. 42.

The only thing I've not accounted for is if they're assuming the Doc/reg fee is included in the sale price. Is there a lease acquisition fee as well? Approx 1k somehow added to their numbers.

Please let me know your thoughts.

Acquisition fee is $595. Title/registration would be due,as well.

36 months is definitely the sweet spot.
