I couldn't figure it out either. I would assume the money down is cap cost reduction and no I don't belive the figure is rolling the taxes and fees. Only thing I got to jive was the tax amount on the payment. They told me it was a dealership specific special.
I'd ask the dealer to run through the numbers very carefully. If something looks too good to be true ....

You can't reverse engineer the MF from everything else provided.
36/15 residual on the SE AWD is 54% and the MF for all Pilots until 5/11/15 is .00100
Residual on the EX-L (no RES, no NAV) is 1% worse, so the payment will be higher. NAV and RES depress the residual even more.

so lease cash is basically a subtraction of the "negotiated" price that take the price I technically pay down by the amount. So, in other words when calculating the lease. The MSRP is the one price to use and the negotiated price with the subtracted lease cash is the price I actually pay
