Lexus IS 250 2015 Lease Question

Hello, I am looking to lease a Lexus IS 250 in San Jose, CA. I have no idea how to approach dealerships to get the best deals, and am starting my research. I would highly highly appreciate if someone could walk me through what type of offers I should be looking/asking for from the dealerships.

Preferably, I'd want several options: rear view camera, navigation, iPhone/iPod hookup, seat warmers/coolers, etc.; at least 13,000mi/year.

Also heard others get free oil change/maintenance, etc.

Use the pricing tools at the top of the page - make / model / year - to build your car and get the Edmunds TMV price.

Leases are usually set up for 10, 12 or 15 thousand miles per year. What lease term are you looking for?

"Few thousand off" MSRP $42264.
$1500 down (includes 1st months payment, dmv fees & taxes)
12k. 36 mos.
$399/mo (tax included)

What else should I ask?
I'm likely going to be purchasing the car at the end of the lease.

The exact purchase price and net cap cost.

The residual value is $27569 and selling price is $39643. Net cap cost is $38952.

Also, if I don't want to buy the car at the end of the lease, and just want my monthly payments to be lower. What else can I do to negotiate?

.00055 MF and 64% residual. $500 lease cash and complimentary 1st payment.

At that MSRP and CAP cost, I get $367/mo.

Figure in your taxes and DMV costs to know if that's a good deal, or not.. Of course, there has to be enough there for the broker to get paid.
