Evoque lease question

First time to this forum, I need an advice on Evoque 2015 pure plus, 5-door lease.
MSRP $47,545 (includes $1000 convenience pkg credit)
RV $31,554 (65% of original price of $48,545)
MF 0.00109
33 months, 12k miles/year
Due at signing $1601 ($795 acquisition fee, 1st month, tax and some 200 doc fee)

Current dealer offer $494/month

It seems that TMV for this car is around $45,500 (edmunds.com) or $46,000 (truce.com), which will make a lease payment of 435-450 seems fair. Need your help, thanks!

    Thanks, to clarify, the payment of $491/month is in addition to $1600 start up cost?
