BMW 535I lease question

Hi. I am about to close a deal on 2016 BMW 535i sedan. I would like to know what you think about this deal. MSRP is $63,895, sale price $55,475, Cap reduction $758.39
36 Mo/12K lease, dealer is using 63% residual, MF 0.00165. With MSD of 4,200 I can lower it down to 0.00116. Monthly payment is $587.17 (with tax), $2000 drive off. I am in California, 9% tax.
Looks like very good deal.

The money factor is marked up from the base .00138.

I'd ask for that money factor, then use MSDs from there, taking it to .00089.

Is the payment quoted with MSDs, or without?

I closed a deal on 6/29/16.
Gross Cap Cost 57,550 (car sale price 55,250 + acquisition fee 925.00 + lease protection that I decided to purchase 1,375)
Cap Cost reduction 1,400.44, adjusted cap cost 56,150.12, residual 40,253, monthly payment with tax 574.82
Out of packet 6,887 (1,400 cost reduction + 574 first month payment + 4,200 refundable MSDs + 463 registration and license + 126 sales tax on cap reduction + 123 other charges)
Dealer agreed to use MF .00089 after MSDs.
