Is this a good lease deal on a 435i coupe?

Hi. I was wondering if you could comment on an offer by a dealership on a 2016 435i coupe:

MSRP: 64,245
Invoice: 59,720
Sell Price 58,784

Term is 15,000 miles per year, 36 months, 2000 drive off (1st payment, DMV, Tax, Registration)
Money Factor quoted is .00138 with a 59% residual.

Monthly comes out to 723.43 plus tax.

.00138 MF and 59% residual.

I get $713/mo.+tax, if the Sell Price = CAP cost.

Looks like a good deal

I don't see the lease incentive. MF drop fractionally to .00137. 36/15 residual is still 60%
