They are quoting me $1,737.51/month with 0 down payment (taxes included in monthly price) How are they getting such a high monthly price?

Ask them for the adjusted cap cost they used for that payment quote - and a full accounting of how they got to that number from the sales price. That should explain a lot of it.

And, they may be marking up the MF the max allowed to .00206

in the quote the dealer placed the usual fees totaling 1,600 and change for inceptions
however he added 4,351 in "tax "
so the price increased to 76,9913
it states my total due ant signing is 5,999 i know a portion of that is for inspection and the rest is to help bring down the cost to 70 k
but the sale tax I am in FL with sales tax at 7% i thought the tax is only on the amount leased in this case 22,707 and of course the rent charge please let me know if this is correct
my quoted payment on the above is 992 a month including tax

please let me know what you think of the above deal
and please let me know what the money factor is currently in July

We see a lot of quotes that have all of the amounts for a purchase.... then, a lease quote, that doesn't necessarily use all of those numbers that were given.
You are correct.. in FL, the only sales tax that is collected upfront on a lease, is tax on taxable amounts that are paid upfront (CAP cost reductions, rebates, acquisition fees, etc.). FL taxes the monthly payment.

I get $1289/mo with the base MF, and $1234/mo with the adjusted MF for MSD.

To get to under $1000/mo, you'll need to knock off another $6-7K off the CAP cost.

A good friend of mine drives a 750 which was an executive demo with 118K MSP and he is paying $899 a month. The car had just 3K on the odo when he leased it with 0 down in 2016.

Hi, longtime forum fan, posting for the first time! I'm familiar with the basic leasing formulas but am having trouble understanding how to calculate the numbers when the out of pocket only partially covers the inception fees(bank fee, dmv fee, first month) because it affects the cap cost and tax, which in turn affects the monthly payment, which in turn affects the cap cost addition from not covering everything up front and round and round we go

Selling Price: 86k
taxable rebates: 3k
dmv fee: 350
bank fee: 925
MF: .00166
term: 36
tax rate: 8.875%

cash as drive off aka out of pocket: 2k

Somehow with this info they know that my monthly payment is 1,106.02 so when you add that with the dmv and bank fee your total inception fees are 2,381.02 which means I still owe 381.02. That amount gets added to the cap cost like so:

selling price 86k
+ capped inception fee remainder of 381.02
- rebate of 3k
new cap cost of 83,381.02 before tax
capped taxes of 3,874.90
total capital cost: 87,255.92

How did they get the first-month payment which was used to determine how much was being added to the cap when you need to know the total cap and new higher capped taxes to get the monthly payment with all the typical formulas? Is it some kind of iterative calculation?

They calculate the payment without tax. They need that pre-tax payment to calculate the tax owed. Then, the tax is added to the CAP and the payment is re-calculated.

Having a fixed amount upfront makes it harder for you and me, but the computer program doesn't care. It adjusts the numbers until they match.

Thank you, that's kind of how I thought it worked. When you cap taxes or any of these inception fees, the dealership can also choose to charge you interest on that as well, are they using the money factor for that or some other rate? Any more guidance would be greatly appreciated.

Anything you put into the CAP cost is subject to the money factor. Plain and simple. No different from the financed amount on a loan.

Looks like the 2018 7-Series lease programs are gone.

No idea pricing. I'd want a huge discount, though. Not sure that 13% would be enough.
