    I envy you that. That's exactly what I would like.

    The house I spent years 15 - whenever - the one my grandparents built and stayed in the family until last year was on a couple of acres. You couldn't take a leak in the front yard, but the back and one side yard were just fine.

    My wife got a dog a few months ago. I now spend a lot of time in the back yard with this little monster.

    Even with a jacket, hitting the cool/cold night air and I quickly become afflicted with Richard's complaint. I whizz thru the chain link fence into my elderly neighbors yard. This gives another place for the dog to sniff and waste time rather than doing her 'business'. Across the street next door is a 2 story house that can see into my yard. They seem like nice people, so even if they figure out what I'm doing, I don't think they are going to call me out.

    That's a great picture of your son. Did you pay the mega bucks for the brace work, or did he develop those beautiful teeth on his own?

    Oh, those were definitely paid for, with both money and 3.5 years of time. Thanks for the compliment - he is just a great young man as well. I feel very fortunate.

    You also have great taste in fabrics. The fabric that is on the chair to the left of your son in the picture is the identical fabric that we have on a Martha Washington chair in our formal living room.

    I will pass the compliment on to my mother! That's my parents' house. She'll be thrilled, as she is very underconfident in her ability to select furniture & decor. (My guess is that houdini1 will lament the lack of taste in clothing selection by my son, though :))

    I'm somehow betting your asking price is way beyond my ability to pay....

    Every so often I'll find a nice place in NW Jersey that abuts open space making for essentially a 200 acre yard....

    What would be really nice is one of those houses that are in the Delaware National Recreation Area. They moved virtually but not quite everyone out because they were going to build the Tocks Island Dam. Would have created a big lake on the NJ/PA border. Cooler heads prevailed and the Delaware is one of the last of the great free flowing rivers.

    a friend of mine lives in Ringwood in a place like that. Backs up to some reserve/mountain/wilderness area. Modest house on a normal size yard, with a heck of a big open wild space behind him! Gets bears wandering through the yard, among other wild animals, all that good stuff. And still not far from civilization!

    ...but it looks like my sister is jumping the Chevy ship and getting a Sonata. She went with she who must be obeyed and me to the casino to join in someone elses birthday and she just loved the car and asked a bunch of questions on it. It looks like sometime this year they are going to replace by BIL's car and she was impressed with the Sonata.

    I'll keep you informed of what happens.

    That was my plan too. We had a farm that was 100 acres and 20 minutes from the city. The government kept changing the rules about taxation, and 100 acres requires a fair bit of maintenance. My plan was to get a decent size property, but have it next to a park or field I don't actually have to pay taxes on.

    Finally got it, a good lot and across the road is a view that goes for about 20 miles....a big view of the city below. Now I get the view but don't have to pay taxes on the property. :shades:

    That beating that was administered to MU by K-State yesterday put me in such a good mood I wouldn't even care if he had his antlers on. :) And yes, he is a fine looking young man.

    Actually The Univ. of Missouri, The Hospital System, and The Vet School were all clients of mine for several years, so I have a soft spot for them.

    K-State was also a client for several years and my oldest son graduated from there. Curiously, he and his family now live in St. Charles.

    I could not lose in this year's Cotton Bowl. I grew up in Arkansas as a die hard Razorback (still am) so I didn't really care who won.

    While not nearly as big as your "back yard" our house sits on a small lake (maybe 5 acres) with a fairly good sized park across the lake. So its a good quarter mile or so from my back door to someone elses home.

    I actually own the Corvette morally as well as legally having bought it officially from my son last month. He needed the money but I need a Corvette like a hole in the head. I don't really own a motorcycle as I think you have to be crazy to ride the dang things. If you don't fall off by yourself some inattentive motorist will help you.

    Go hit Corvette in the Tampa Craigslist cars section and then tell me Florida needs another one. :sick:

    I like the looks of those Can-Am SpydersThose are so cool looking. Down here I see guys driving mororcycles with short sleeves and no helmet....and none of them were driving that carefully. One guy had his wife/girlfriend on the back and her hair was just blowing in the wind.

    Those Can-Ams look like they could be fun, those I never see speeding, always 55+ guys driving slow and careful;

    There are advantages and disadvantages to country living. Some advantages;
    Doesn't matter too much what your neighbors do
    Quite a bit of privacy
    Generally quieter
    More peaceful
    Some disadvantages;
    You have to drive a long ways to get groceries...can be a problem if quests
    show up unexpectedly.
    In warm weather it is difficult to get things like ice cream home on time
    It can be a 20 or 30 minute ride every time you want to go to town
    Most of our neighbors are helpful, watch the house, water plants when we
    are away.
    You are closer to hospitals and medical care including an ambulance
    if needed.
    I think there is safety living amonst others...kind of like sheep.
    I prefer to be on city supplied water....too many things can go wrong with
    well water these days.

    There are certain things that are nice about rural living....neighbors are generally very friendly, but after a certain age especially, I think urban living has more advantages.

    I love where I am at it the far burbs of Chicago. I have just about everything I would need within a mile of me. In 40 minutes I can be in the heart of one of the greatest metro areas of the world, world class museums, a symphony second to none, a theater district second only tp Broadway, some of the best resturants you could find. Many of the surrounding burbs have great resturants some good dinner theater, and some great night life.

    I can be driving through corn fields in 5 or 10 minutes and can be in places like this in under an hour.

    Sometimes, if you wait long enough the city will come to you. 30 years ago when we bought this place, our road was mainly farms with the start of developments. Now it's just me and one other larger farm surrounded by million dollar homes.

    I have all the plusses of suburban living. I have town water and I've always been able to see the hospital across the valley. I'm 5 minutes from the mall or the interstate and yet the view out my bedroom window is several miles.

    The big downside is maintaining all that space as you age. That's why I'm looking into becoming driver 100's house sitter the 10 months he's not in Florida. ;)

    Does sound good. Similar to us....everything you could need is about 15 minutes away, and Toronto with all it's theatres, airports, sports events is just 40 minutes away.

    And we have 9 large and 6 smaller waterfalls in a 20 mile area. This is my favorite, Websters Falls

    That reminds me of my BIL. He hates to live in the city with other people around him so he got a nice property about 20 miles away from any city. Well, the city grew and expanded and is now just across the street from him. In one direction he just has fields, the other way he now has a metropolis at his doorstep.

    If you have million dollar homes at your doorstep your property could be developed next and you will be able to retire in this 29.5 million dollar house in Palm Beach;

    It's Starved Rock State Park one of my favorite hiking places. It's along the Illinois river where streams have carved 18 canyons into the sandstone bluffs along the river. There are waterfalls at the end of the canyon but during dry spells they do dry up.

    To all my friends from Western Pennsylvania:

    I, too, am as stunned as you are that the Broncos won yesterday. I, too, am shocked that Tim Tebow shredded a really, really good Pittsburgh defense for over 300 passing (on only 10 completions). I, too, am surprised that Big Ben was sacked 5 times and picked off once.

    All the pundits - and, truth be told, most of the population of Colorado - was expecting a Steeler win. We were just happy that the Broncos made backed into the playoffs.

    I guess that's why they play the game!

    Big Ben wasn't himself that is for sure. I really didn't care who won, but it was definately the best of the four games this weekend. Tough task for Denver next week, New England is tough at home (especially in the Playoffs).

    That was a surprise but my favorite of the weekend was watching the Giants make that 2 for the Falcons stand up after they'd gotten off to such a bad start. How often do you see a single 2 in the final score of a football game? I love safeties. My favorite play.

    That's a nice falls there.

    Florida doesn't do waterfalls but they do natural springs really well. Kind if the opposite of waterfalls. The nicest of them is Wakulla Springs just outside Tallahassee. Largest known natural spring in the world. Something like 150 feet deep and if there's a diver on the bottom you can see him from the surface. 72 degrees year round. And Henry the pole jumping fish lives there.

    When we had our home built (2001) we had both radiant floor heating installed on all floors. Each room has its own thermostat which allows each room to have a different temperature. This is a very useful option when you have someone who prefers a hotter or cooler bedroom. We also don't have to heat any rooms that we don't use (other than maintaining a minimum temperature) When the boiler and pumps shut down, the floors continue to radiate heat for 30 minutes to an hour. Very efficient and very comfortable. Boiler uses natural gas. When we need instant heat (not very often) we also have a gas furnace which will raise the temperature quickly. A/C is a Lennox, high efficiency unit. Upstairs and downstairs operate independently via a power damper that can direct the airflow either all upstairs, all downstairs or somewhere in between.

    I will always have the radiant floor heat in any home I have built from now on.

    Time period was from about 1995 thru 2002, when I sold my company. I don't recall if I ever met Mr. Kirstie, :) but they were all great people and I really enjoyed them.

    A really great guy named Bill Payton was the Director of Risk and Insurance Management. I dealt with him mostly. It has been over 10 years now so I have lost track of everyone.

    Actually that's the second time I've mentioned Henry. He's special.

    Almost all the useful stuff I know about Florida is the Tallahassee area because I lived there for a year. Should have stayed.

    Actually I spent a fair amount of time in Fernandina Beach because I was going out with a lovely young lady from there. I have nice things to say about Fernandina as well. I have nice things to say about the young lady, too. It just didn't quite work out. The town has the oldest saloon in the state of Florida.

    And, only nice things to say about Henry too!

    They have these books in Tampa and they are called Trips you can do on a tank of gas (from the Tampa area). They are pretty good and give you some ideas of places you can see.

    There are lots of Manatees at the hydro plant at Apollo Beach. The Manatees like the warm water around there. Myakka State Park is pretty nice.....they have a boat ride and there are alligators on the other side of the river. Our 10 lb. Bichon got a whiff of them and she was pulling me away in the opposite direction.

    driver - if I were your dog I'd be heading the other way from an alligator as well!

    Funny thing is that for the most part alligators want nothing to do with people - or dogs for that matter. I was amazed at how close people that know what they are doing can get to one in the wild. That said I don't want their job!

    Within a tank of gas from Tampa? Oh there's plenty enough to keep you entertained the rest of your life. As long as you don't require a waterfall....

    Same here; we now have two supermarkets located less than a mile from our house. Ditto for a Chinese, an Italian, and two Mexican restaurants. The fitness center is one-half mile away, as is a good tire shop. Yes, it's a 20-30 minute drive to reach the Louisville metropolitan area, but that is an extremely small price to pay in order to avoid living next to obnoxious busybodies.

    alligators want nothing to do with people - or dogs for that matter.

    I think they will eat small dogs though. Every year when we are here the same stories are on the news;
    * Some old geezer drives his car into a store window
    * There's a robbery in a convenience store and it is all recorded
    * Somebody lets their little dog off without a leash and an alligator eats it.
    It's a Florida thing I guess.

    Don't be too sure of that. When I was down in Florida in 2009 they had just had their 3rd fatal gator attack in as many weeks. So many dogs go missing that they don't even make the news.

    That gator laying there who seems uninterested may just be planning next weeks' menu. :surprise:
