Years ago when I worked for IBM in upstate NY, they were going through several rounds of retirement incentives and eventually had layoffs. Well needless to say, local real estate values tanked, like they are now, but not to the fault of the owners, bankers, realtors etc.
I moved down here to Florida and tried to sell my house in NY for what I owed on it after owning it for 10 years. I don't recall the exact figures but it was about a $10K loss. I had trouble selling it at first and asked your exact question to my attorney and he said banks are not even bothering to go after the home owners for any losses. That surprised me, but I could understand it though as I didn't have the funds to pay.
We did eventually sell it for pretty much what we owed on the mortgage so the banks didn't lose anything. But even if I didn't sell it and had to let it go through foreclosure, I couldn't pay and would have ended up in bankruptcy court. There was nothing else I could do. But I got lucky in the end and sold it.
The Datsun stores owner worked in my dealergroup when i was green, He married a bbw :surprise: ( she was hot/test drive material for a nano second in the 80s) that had a father who owned the datsun/amc ,caddy/m-b,vw porsche and oldsmobile dealerships in town.

Maybe because most of them don't/can't think past their nose. Anything in the house doesn't belong to them so that stuff may already be gone. The car/s? They surely don't own much of these either but now they will have to walk, like I said they probably never thought that far ahead.
Then again maybe they did. Did you ever hear of anyone repoing a pair of stinky shoes?

Good point JM... I think it I meant more as a joke. Truth be told I don't have a habd in any of the four so I am really not worried about it. The other fact is that managment will be the ones making the decisions on these matters. ANd another oint is I may not have a hand in on it now. But the fact of the matter is the people that wrote these deals with deposits. May not be here in 4 or 5 months and I just might get one. All I mean by that statement is there is a lot of turn over in this business. And as I said before you can't put all your eggs in one basket.

Same for us...only it was May or June of 04. Talk about dumb luck! Unfortunately, we sold that house and bought another in May of 06. We got a decent 15 year rate (5.8%), but the 4.5% really spoiled me--and it was a much cheaper house to begin with. Talk about your proverbial days of wine and roses. Well, at least my 3-year Mazda loan at 1.8% only results in $200 in finance charges.

Couldn't say. I've never had a mortgage. Built the house myself because I didn't want some rich banker making money off me. We did get a small GI loan (Generous In-law) to help us finish it up.

But don't some of these high-flyers have nothing to go after? I mean, let's say I buy a car and then walk away from my upside down house payments. Now, if I default on my car loan too they have to get in line to get what little I have left. I might also declare bankruptcy and try to skate on everything.

All the more reason to speak up. A while back you mentioned your aspirations to go into management. Part of being in management is to be able to talk to the higher ups and let them know what you have to contribute to the organization. You can't be pushy about this and it will give you an idea of what they think about what you have to say.
Whatever you do, don't get fired over this and blame it on me. But if you do and if you're willing to move and change fields, they can't hire enough people where I am. They called me back, that's proof of that. :surprise:

I actually thought of doing this, since it does make sense. But, only on a slightly used higher end car that depreciates heavily.
Ex: Say a Volvo S80 is 40K cap cost brand new, but worth 30K at 1 year/15K. Assuming it will depreciate less in years 2-4 then years 1-3, and the cap cost is lower, if you can get a comparable money factor, then the lease price will be quite a bit lower.
On a 3 year lease, it will still be under warranty the entire time. Or you could do a 2 year lease, and be out of the car at the same time as a 3 year lease on a new one.
I can see the same logic working on a Caddy too.
And it is just a rental, so who cares that it was owned before?
I am pretty sure that the BMW dealer does lease on the CPO stuff, but don't quote me on that one!

I did actually have the 4.5% in sight but the timing missed by just a bit and it ended up at 4-5/8% for a fifteen year. Works just fine for me. The only downside was that was a refinance and enough to pay for the addition we had planned. Unfortunately between the time of drawing up the plans and actually committing to construction we ended up invading Iraq (well, not my family personally...). Overnight the cost of plywood, copper, all those good things that go into building just skyrocketed. I ended up taking a home equity loan to cover the difference. A bit of a hit but all well worth it.
Actually management mentioned it to me. Some months I hit 20 cars than the next month I can get lazy and do 10. sometimes 8. I was informed once I do 20 consecutively for about 6 months I will get the nod." The numbers are the numbers and the numbers don't lie." one of my managers favorite sayings. I think he might have stole that line from someone else. I apprciate your support though JM. I always knew you were a nice guy. But I won't tell anyone
As for speaking up to upper management I am definately not afraid of sharing whats on my mind. I think if anybody is they shouldn't be in car sales. Don't get me wrong I know what I can get away with and I know when to keep my mouth shut. Unfortunately some people don't in this world. But for the managemnet thing I am working in the right direction. You may have noticed I haven't had any drunk posting lately. Haven't tuched the sauce since "Dooms Day" ... That would be Feb. 3, 2008. I have been eating right and loosing wieght and going to the gym... in my Ford Pick up truck ( to stay on topic.... Yeah I know I sell nissans but the truck is paid for and is still running. So untill other wise I will stick with what is working)

Funny, a Toyota salesman tried to use this phrase on me when he tried to convince me that a cheaper Odyssey at 5% APR will cost me $6K more over the life of the loan than a Sienna at 0%. My reply was: “numbers don’t lie, people do”, and I walked out.
On the right car they can be very, very good.
A couple of years ago we leased a CPO 2003 Range Rover that was almost 80,000 new for 375 dollars a month including property and sales tax. It was a three year 12k miles a year lease and he would have been in warranty the whole time.
I also tipped the clean up guy and asked him to put in the mop n glo.... My cousin won't have the warranty but her vehicle will look really nice. And i will look like a champion next weekend at the Easter dinner

I dodged that bullet but I can’t take any credit for it.
When we moved to South Carolina in 92’ we had a house built. I don’t think it was 3 maybe 4 days at the most after we signed the papers with the builder and had the construction loan approved, Hurricane Andrew hit Florida in August. I heard they were turning trucks around from the Georgia and South Carolina lumber mills and sending them to South Florida. You can imagine what I was thinking then.
A few days later my builder called (now I’m really seeing dollar signs) and he immediately put me at ease and said, “I got lucky and convinced the guy that I had scheduled to clear your lot to stick around and clear it before heading to Florida to make BIG bucks doing the cleaning up down there. This guy had a Cat D-9 with a front blade that was split so that machine could spread its jaws, take a bite and then spin around and dump the load in the truck located behind that beast. This type of equipment was in huge demand and anyone who had one was screaming to South Florida.
I’m thinking OK but what about the wood products. Finally I said, “So, I’m going to have a lot cleared with no material to build a house”. He said, “don’t worry about the wood products, they were already in the yard and ear marked for your house before I gave you a price. I can’t afford to have Hurricanes get in the way of this kind of business so we’re going to start on time and we’ll finish on time”.
To stay at least a little on topic, now is the time to say the house had an over sized 2 car garage and although I only had two cars I should have made it four feet wider and had a 3 car garage. That’s what happens when I try to be a nice guy and save a few bucks for Mrs. jmonroe to use for her upgrades.

All in all, though, it's a nice place and really hasn't needed much over the years.
Now that I received this one and will be paid for filling it out maybe they are a little bit serious in keeping tabs on the quality of cars as they age.
