How is the adjusted cap almost $5000 less than the selling price? Rebates? Cash down?

@Michaell where can I find information on a good price for a 2018 Jeep Grand Cherokee Laredo 4x2 to purchase in Texas? About to pull trigger and just want to make sure I'm getting best deal. Retail is $32,140 and I'm at $27,274 which includes USAA discounts.
