I modeled these two leases for the $40,000 MSRP car the OP had specified. I included a $10,000 total discount for 36 months and $8700 total for 48 months which my research says is realistic on that particular Stinger.
The payments would be $405.33 for 36 months and $404.66 for 48 months. They are virtually identical monthly payments and the 48 month lease has you paying $4,856 for the extra year of use. That translates to a little over 12% of MSRP for that final year of use. That is an insane amount of money to pay for the 4th year of use on a $40,000 car.
If this had been a no interest lease then I would have agreed with you that the extra year of use would be at least something to consider. However, this is an extremely high money factor lease and it absolutely blows the whole thing up for that extra year. It honestly isn’t a good car to lease period. However, it is a much worse deal to extend the lease out an extra year.
A 72 month loan is probably about $460 a month. That is a much better option if you need to pay it over 4 or more years.

Your statement is not accurate. The extra year costs you the 5% depreciation, plus the $1300, plus the extra interest for that year, and also the small difference in MF for the entire lease. With this interest rate that extra year of interest is actually quite substantial.

Start moving the numbers in small increments either way, and the payments move in big increments. I can choose a reasonable scenario that will show a $30/mo.difference in the payments, without too much trouble.
Factor in fixed costs (acquisition fees, dealer fees, etc) that get amortized over more months, and it's easy.
I don't like 48 month leases, but that last year of payments in three years will be a lot lower than the lease payment on a 2022 model.
Anyway, my whole point is the 48 month term is no different than the typical difference between a 36/48 month lease, and if you think the 48 month term is terrible, then so is the 36 month term. (and, it is)
