Also, does it pay to try wait until a major holiday, i.e. Memorial Day to lease? I'm wondering if dealerships try to up prices or MF rate during those times knowing more people tend to come in and buy.

At this point, I'm wondering based on all of the past posts, if it's realistic to think I can get a lease on a S5 premium plus for under $800. Was looking at one that had an MSRP of $61K with an offer to buy at $58.5K but given some of the MFs from other parts of the country, it does not seem likely.

Loyalty is an additional $750, if you qualify

I actually already ordered a new S5 Sportback and it may be here before the end of the month. The dealer is going to hold the car for me until my lease is up in July unless their is Pull Ahead.  I'll be back next month to check numbers again. 

By the way, do you need the zip code where you're buying the car or where it's going to be registered?

I simply could not ever imagine leasing one of these cars with numbers like this. There is no such thing as "A good deal" on these particular cars. The Money Factor simply is too high and the residual is too low. Remember the interest you pay on a lease is compounded((Residual + Cap Cost) * MF = Interest Charged) the more expensive the car is. This high Money Factor with high MSRP values causes ridiculous sums of interest on these cars.

The answer should almost always be "lease something else" if someone asks to lease one of these cars. You can lease equivalent cars(Q50 RS) from other companies for about half as much and you can lease much better cars for about 3/4 the payment.

Thanks for the quick reply you're the best. For some reason the dealership is marking up the the MF to ~7.9% and claimed they can't go any lower + said it's the standard leasing % for the car even though we have 850 credit score.

Did you have any thoughts of why it's would be that high or are they clearly marketing up the MF and I should get them to .00206 (4.944% apr)

Or buy the car instead of leasing it? Even if he gets them to agree to a huge discount and the buy rate MF the lease numbers are still abysmal on this particular car.

This car is still relatively new so the resale numbers are sort of sparse. However, the early indication is that this particular car is holding its value better than some other Audi vehicles. If you can get a lower interest rate through a credit union or something then this car is probably better to buy than lease.
