2020 Jeep Grand Cherokee Altitude monthly cost

So I've been actively searching dealerships in Massachusetts to lease a 2020 Jeep Grand Cherokee Altitude. I've seen multiple deals for $279/mo for ZERO down at 36/10K miles and every time I try to inquire about this deal the monthly price goes up to $399/mo. I know with taxes and upfront costs it can jump a monthly payment up quite a bit but to go up that much seems a bit much.

What is the ball park range to pay a month to lease one of these with zero money down other than upfronts? I know this is specific to MA/New England but any area would be appreciated.

Those are garbage ads.. The price is automatically short $1500 in fees, plus you have to qualify for 7 different rebates, that most people will likely only qualify for one or two. You can see the BS immediately, as soon as you ask for an offer.
