For what model year, and trim level?
What is your ZIP code?
What is the MSRP?

The payment is $3273/mo? And that is the only amount due at signing? No fees, or registration costs?

With those prices and lease numbers, I get $3173/mo.

Ask the dealer what the adjusted cap cost is - there may be some fees you aren't paying up front (acquisition fee, for starters) that are being added to the sales price.
