This is what happened. It worked out ok but not great.
It's hard to find new Suburbans. Nobody had them in stock. Many of the ones in transit were sold too. Some are selling for more than MSRP. It looked like I was going to order a 2022 and it would take 3 months. I had three so far and I really like them. The last one a 2017 I bought a at zero percent and still have (so I have two Suburbans now). The first two I leased. Wonderful problem free vehicles!
I found a Metallic Blue 2021 LT but it was sold. Then two days later the buyer backed out. It had everything I wanted, Captains chairs and a panoramic sunroof. It had blacked out badges ($400 extra though) which I debated but finally decided I liked the look of with some chrome left on the car too. I bought down a $500 deposit.
We started at MSRP window sticker for the 2021 LT Suburban which was $65,215. I got GM $500 discount for my wife being a nurse/ first responder. I got GM $500 conquest competitor's lease discount Then the $2787 in equity so adjusted cap cost was $61427
A big factor specific to my situation was in this new lease, I was also able to have my 2019 Jeep Grand Cherokee Limited lease bought out (with 4 payments remaining of $571.44 that I don't have to pay now) to go and 50k miles now on 36 month lease and the buyout to Chrysler Capital was $24,420 and the Chevy dealer gave me 27,207 (after 4 negotiation steps started at 25k, went to 26 then $26,500 then $27, 207 so I got $ 2787 in equity. I liked getting out Jeep lease early so didn't have to pay excess miles at .25 cents or the deposition fee of $395 so I probably avoided $3,500 in excess miles charges and fees (would have been 12,500 mile over in January 2022 at 62,500 miles and who knows what service it would need before then too. So was glad to get out of that lease early. The used car market really needs cars so you can get out leases early I found. I didn't really like the Jeep that much. The quality wasn't great but it was pretty much problem free and a good price.
The only big problem was the money factor and the fees. The salesman wrote down 4 percent (.00163) but the finance department would only do 5.4% (.00225). So he gave me so more for the Jeep.
I did 15k because it didn't seem to save that much overall to do 18k especially if I was paying to finance the extra miles and the residual went down too. Maybe save $500.
Residual at 15l was 54%
So I ended up with a total payment of $958.48. $889 base, tax $69 (7.75% in CT) The difference in money factors was about $2250 for 39 months (should have been $833 base = $56 difference =$2184 )
At signing I paid the fees cash $1742 $199 in VIN etch (which I didn't really want but GM give you $5000 towards new gm car if yours is stolen ) 250 CT registration fee 598 Doc fee 695 aquisition fee
and first payment
Anyway, worked out ok but not great for me because of getting out of other lease and wanting the new design hot model now (not waiting three months) otherwise I would not have done it. Market conditions were bad because I never leased a car for MSRP (usually get something off MSRP in addition to GM discounts and the rebates but nobody would do GM supplier pricing which I usually use and it usually helps to get the MSRP down and then you can go lower from there too.
I should have got a signed lease agreement/purchase order at 4 % (my estimate sheet wasn't signed). My usual salesman quit the car business so this was new dealership for me.
Hope this is useful. It is an awesome car. The panorama sunroof is a must. It is higher and bigger than my 2017 also.

Thanks for the report - looks like you did as well as possible, given the market.

I would assume one of those has the highest RV out of all 6 models, but let me know if that’s not the case.

RV is only one part of the equation. MF and MSRP also play a big role in determining the size of the payment.
Appreciate the response! I understand MF and MSRP also factor into the payment. Just trying to figure out which model offers the best "deal" (even if it happens to be a model with higher payments).
What's the MF and RV on the Premier and High Country?

LT trim and RST trim at the same price...RST will have lower payments because the MF offsets the difference in RV.
Did not find a 2022 Suburban discussion so posting question here..
My 2022 has arrived at the dealership...Looking to lease it. What is the RV and money factor and bank fee for a 2022 RST for 36 months for 12k miles per year in New Jersey ZIP 07083
