Cadillac XT4 or XT5 looking at a lease, 1st time leaser help!

headed into a dealer today to look at leasing a 2020 XT4 still not sure if the 4 or 5 is better. But I am concerned about the deal. They are asking for 10K down. Can you please give me the numbers I need to watch for? In Washington state. Just don't want to get hosed.

FWD or AWD?
No way should you start a lease with $10K up front. Just first payment and registration costs in WA.
