Looking to lease 2021 BMW X6 with M-Package/Premium Package Model

Quoted the following:
MSRP: 74,445
Adjusted Cap: 72,479
Down: $5,000
Residual Value: 40,200
Proposed Payment: $1106

What is the money factor and any incentives I can take advantage of (amongst other negotiation tools you may offer :)) - my location is Miami, FL (33160). Car is located in Naples 34110

    $500 lease credit

    With $5000 upfront, that adjusted CAP is pretty high.. (meaning a lot of garbage fees, and a very small discount, if any)

    Also, it appears they've marked up the money factor, as I get $1058/mo, with that adjusted CAP.

    They confirmed .0012 MF! negotiating that down. What is the target cap I should aim for to consider this a good deal? 10% off MSRP? Thanks for the advice!
