I'm in Eastern PA, so not many dealers to choose from, and they are quoting $800-900 for an AWD XLE for 36/12, with only first month down. Putting money down on a lease is one of the dumbest financial moves you can make. If you total the car, the insurance pays off the lender and you'll never see your down payment.

I have a 2021 XLE with 4 months left on my lease. I'm gonna buy it out for $30,000 at lease end and pay $700 on a 4 year loan. Then I'll own it for about the same as leasing it for 3 years.

At these lease prices and money factors, leasing just doesn't make sense. This is from a guy who has never owned a car, I've been leasing every 3 years since 2000. 8 leases (2 Grand Cherokees, then 6 Toyota SUV's).
