    0 due at signing. The tax rate where I live is ~7%. I felt the monthly rate does not match based on my calculations as well! Also what do you think of the selling price? And if you think it’s high, what is a good selling price I should aim at?

    Did you add the $1301 of fees to the CAP cost?
    Did you add the $447 1st payment to the CAP cost? (if you aren't making the 1st payment at signing, it has to be added)

    Adding those two amounts for an adjusted CAP of $33,615, I get a payment of $416/mo+tax, or about $445/mo

    Seems like their quote is accurate.

    We don't track selling prices, but I'm not going to throw a party over a discount of less than 4%. Especially, with some indeterminate doc fee thrown in.
