I plan to take advantage of the equity I’ve built on the car - its residual value is just below 30k and I’ve done my research and found similar vehicles (year, trim, options, and mileage) being sold between 35k-38k. When I go to return the car and take out a new lease, what’s a reasonable amount of equity I should ask for to reduce the cap cost? I’m thinking minimum 3k…Thoughts?

You've done the research. Seems doubtful we'll have anything useful to add. The best path to a good deal is to get multiple quotes, that include the new lease. A great deal on the trade doesn't mean anything without knowing the price of the new vehicle.

Toyota doesn't include GAP insurance on a lease. If you aren't purchasing GAP, then it doesn't matter how big your downpayment is.

That's only true if you have GAP insurance. Otherwise, you're on the hook, whether you put a lot down, or not.
Most banks include GAP with their leases, but TFS does not. Of course, the problem is: Dealers love to mark up GAP pricing, a lot.

You may ask them if they know what Multiple Security Deposits are - you can "buy down" the MF with this, which will save you some money, but probably not enough to get in your budget.
Otherwise, I'd recommend finding a less expensive trim or model.
