Can anyone help me determine the money factor and cap cost for my area (Brooklyn, NY 11249)?

I am looking at leases for the following:

2024 A4 45 S Line Premium Plus

2024 A5 45 Sportback Premium Plus

I received the following quotes, which seem high to me:

2024 AUDI A5 45 SPORTBACK $53,000-$54,000 MSRP

$737 p/m with $5047.11 due @ signing.
