Using your prices, I calculate a lease payment of $530/mo, before tax. It's possible that some of that $2200 up front is bringing down the cap cost, so $485/mo seems reasonable.

Ask the dealer to provide you a screen shot of their lease worksheet - that should contain all the numbers we need to review the quote.
