That's the selling price, plus acquisition fee, DMV/dealer fees and sales tax. Sales tax is a big number in Texas, because it's charged on the full price of the vehicle, even though you are driving it for just three years.

I estimate about $3150 for those items, given the resulting payment.

$595 lease acq. fee
$225 doc fee
$200 DMV/inventory tax
$2100 sales tax

More or less..

6% discount from MSRP seems reasonable, though as I mentioned, we don't know the market.

Thank you very much! Dealer says the monthly payment (same as the first payment) already include tax; doc fee, acquisition fee and other fee are all accounted. $493 is what I am going to pay each month.

I agree... it's all rolled into the payment.

I estimated itemized amounts. You should have the dealer itemize it, as well, so you know what you're paying for.
