The Fed is definitely NOT talking about rate cuts any time, soon. But, that rarely has any kind of immediate effect on lease rates, anyway.

Yes this comment didn’t age well as the money factor dropped almost in half . I can total my car and lease a GT line for the same price ..
We're looking to lease an EV9 and after talking to a few dealers, finally worked out something that seems to make sense. Checking with the pros here for thoughts please and thank you.
Any feedback on monthly payment as well as numbers used (MF or residual) welcomed.

What is the selling price?
Adjusted CAP?
10K/yr?
Itemization of the $4000 upfront?
Thanks for the reply! I can try to follow up here with $4k itemization but only know that it includes first payment right now.
Dealer claims they're offering a 5% discount to bring the sale price down to $74,480 or so and then there is the $7,500 EV credit passed through. Does that mean adjusted cap is $66,980 or am I missing something else that might help you?

And yes 10k/yr
Those are all reasonable assumptions. But, without the itemization, we don't know what we're paying for, exactly.
The MF and residual are correct.
But, if we assumed the $4000 upfront paid for all of the normal/usual upfront charges, then the payment with 7% sales tax should be about $705/mo.
Even all that doesn't make up $4000. And, the payment seems about $90/mo too high.
This is super helpful and I really appreciate your input! Yea, getting the impression FL dealership have some outrageous things outside of just those doc fees lol. We've been looking at the EV9 for a bit and no matter what you do, most dealerships here are quoting at best around $900 with the same terms and not budging much. We've had to walk away a few times. Your input makes it seem like we're moving in the right directions but maybe aren't there just yet.
Can you help me understand how you got the "$90/mo too high" number for this 24mo lease? I think that'll help me bring it down some. Thanks again!

Typical upfront charges in FL
$795 1st payment
$500 upfront sales tax on rebate
$650 Kia lease acquisition fee
$500-700 FL DMV/registration fees
$800-$1000 Outrageous FL dealer doc fees.
Even all that doesn't make up $4000. And, the payment seems about $90/mo too high.

MSRP Adjusted CAP cost (your guesstimate, minus $7500_ Residual Money factor Sales tax rate
Those are all the variables needed to calculate a lease payment. You can do it with pencil/paper
Those are all the variables needed to calculate a lease payment. You can do it with pencil/paper
Ok so using this:
MSRP $78340
Sale Price $74480
Tax Credit $7500
Down Payment $4000
Residual 66%
Money Factor.00089 (2.13%)
Tax 7%
I get:
74480-7500= 66980
66980-4000= 62980
62980-66%= 21413
21413/24= $892/mo
And that's before I factor in MF and tax...what am I doing wrong?
First, I made a mistake with adjusted CAP, and it appears the $795/mo. is correct.
But, as to your calculations:
The residual percentage is always applied to the full MSRP Leave out the $4000 upfront, as we are assuming it's going towards upfront fees.
$66980 adjusted CAP $51704 residual (MSRP X .66)
$15276 depreciation (Adj CAP minus residual) $636 monthly depreciation
$104 monthly finance charges (Adj CAP + residual) X MF
$740 pretax payment (depreciation + finance) $792 payment (I rounded some numbers, but close enough)
So, the payment is good, given the details, assuming you are happy with the itemization.
But, if there is a place to improve the payment, it's with a bigger discount. Because, evidently, given my assumptions on the upfront fees, there is some serious padding going on (big doc fee)
@kyfdx thank you truly for taking the time to break this down for me. Not only did this help me understand this particular deal on the table and how it might stack up but, you answered a lot of backend concerns I had when putting the numbers together in general - I felt I had a good understanding of what numbers to plug in but, I had doubts on the order of operation for some of these values.
So just a little feedback, was just quoted MF 57% on both Wind & Land, and .0022 Wind and .00205 Land. Seems that Land Rover, BMW, and Kia all mark up the MF.

Common dealer tactic. Negotiate the MF just like you would the price.
Can you please provide MF and Residual for 2024 Wind - 10k miles, 24 months OR 36 months. I don't know how the zip code thing works, but we are considering buying from dealers in any of these zip codes:

Thanks! Haven't leased in a while. Is it a bad time given interest rates? Or are these and the MF unrelated?
Also is anyone able to get below MSRP? Our dealership has a Land for 71.6k but Kias website says MSRP is 69.9k.

Generally, only somewhat related. These are fairly low money factors in this market.
The only way to know the actual MSRP of a unit in stock is to see the window sticker
