    I get $482/mo with that adjusted CAP, so you aren't far off. Appears you are paying some of those fees upfront (DMV, etc), as you have $936 Due at Signing, so that may account for the discrepancy.

    As long as those itemized charges meet your expectations, this looks like a pretty good deal.
