2025 BMW M5 Lease Deals, Incentives, Rebates, and Prices

Hello Everyone,

I was in for service on my wife's x7 and asked about a 2025 m5 sedan they had on the floor. It was pretty spec'd out. And msrp is $157,240. The sales manager offered it to me for msrp instead of a markup, but there were apparently no other incentives available.
The deal offered is 36 months, 10k miles per year, tax and first month due at signing. MF is 0.00265 and residual is about 54%...payment is coming out to be $2686.

Good deal? Any help is much appreciated !

We show .00225 MF and 57% for 36/10.

The MF is marked up the maximum allowed, and the residual is for 36/15.

The marked up MF is adding over $100/mo to the payment.

So, you're paying the sales tax on the entire selling price, up front? Texas is a tough place to lease, because of that.

If the adjusted cap cost is the same as the MSRP, I get $2434/mo with the base MF, and $2532/mo with the marked up MF.

I'd also get clarity on the residual discrepancy.

I'd work on the MF markup, or get a $3500 discount on MSRP.

I was confused about the msrp of $157k because when i build it online, with the exact specs and loaded it fully with every possible option, it was coming out to be between $138-$142k. I asked the dealer for their build sheet, and it shows the few extras that are added that are not even listed on the bmw website: carbon front attachment, side skirts, diffuser, and antenna. Apparently, these are not part of the carbon package the car has added, and are ordered and installed separately increasing the msrp. Annoying! It is like 95% of what i need but now with an inflated msrp

Exactly. These dealers get them at the port and install these extras because it is probably dirt cheap for them, and then they inflate the msrp while claiming HEY! we are offering it to you for msrp! They probably only increased their own invoice by like $2k, and try parlor tricks to hide the market adjustment markup. lol

Hi, could you please provide the lease numbers for the 2025 and 2026 BMW M5 Sedan and M5 Touring (10k miles / 36 months) for zip code 92101? Also, if I decide to go with 7,500 miles per year instead, does the residual increase by 1%? Thank you!
