The national deal is just OK. You're better off starting from scratch and negotiating the best possible selling price on the Accord, then using the MF and residual for 36/15 to calculate your payment.
Accord LX has residual of 56% and a MF of either .00026 or .00074 based on what state you live in. There is also $750 lease cash available, which you should deduct after you negotiate your best price.
Also, you should try to start the lease with the absolute minimum amount of money out of pocket - 1st payment only. Everything else can be rolled into the lease.
You should definitely check out the Accord Prices Paid forum; lots of great advice about what target price you should shoot for (hint - it's below the invoice number posted here at Edmunds).

The lease cash is money from Honda-to-dealer, and you should account for it in your negotiations. But, if you aren't negotiating the selling price, it will be hard to know how low you can go.

I can't find any info on the Hybrid money factor. My best guess is .00150.
The residual is 52% for 36mo, 12K/yr and 59% for 24mo, 12K/yr

The dealer can't waive the mileage charges, because that money belongs to the bank.. Generally, those lease-end charges are billed separately, after the car has been turned in.
About to close a deal with Weymouth Honda. They're in the Boston area and Im in NY. They are very straight forward with their pricing. They are buying out my current Accord Lease (2012 Accord LX with 7 payments of $159 left) (yeah, I put down fees to get payment this low) Leasing a 2014 Accord EX (Manual trans) for $256 a month (including 8.375% tax). Absolutely nothing down. 35 payments of $256 a month. Lease term is 36 months 12K miles per yr. Should be picking up car next week. Def recommend them.

Lease cash is like a rebate, and is subtracted from your best negotiated price. If that is $1500 below invoice, then take off the lease cash from that number.
You didn't specify lease term or miles, so I'll assume 36mo and 15k per year. Without nav residual is 53%; with nav it is 51%.

Ok. So this is what the deal was. Total sale price was $25861 (This includes Ding/Dent service and Tire/Wheel Road Hazard in lieu of paying tax). Title and licence fees were $303. Plus the acquisition fee of $595. They threw in 3 yrs maintenance ($346) no charge. Total cash price came to $26759. The car is for my daughter and we got a $500 College Grad credit but they put it as part of the down payment as Manufacturers Contribution instead of taking it off the price of the car. After trying to negotiate with them on the trade in they tried to "bleep" me. I had roughly 2400 - 3000 of negative equity on the trade (plus found out that it had been in an accident 2 months prior to me purchasing it). I got an 2014 Accord LX with NO money out of pocket. MSRP ~23K, ~19K sell, Net Cap around 17K. 275 a month, 12K per year, 36 months. Thoughts?

How did the negative equity factor into your deal? Given the numbers you've provided, $275/mo seems a little steep.
kyfdx, I gave $1000 cash down and they said it was included in that, but my paperwork (The financial breakdown sheet, not the long contract) shows a "total cash price" that includes all the fees and 1st month payment of $319, and THEN subtracts the $500 and $1000. However that bottom line number, $25550.04 is my Adjusted Capitalized Cost on my contract (Gross Cap. Cost of $26427.54 minus Cap Cost Reduction of $877.50). The $1500 shows to include the Cap Cost Reduction, 1st month payment and doc fees on the contract. So am I good? Thank you for your time.

Many rebates require them to be used as a downpayment (cap cost reduction).
As far as the 1st payment? Did you give them $1000 or $1319? If you only gave them $1000, then the payment was included.
