    The same with a highly sophisticated state of the art high tech warship....but, when it completes testing it will be a masterpiece.

    What kind of commissions are you guys  paying your real estate agent. Is it the customary 6% or something less?  Two to 3% seems fair but 6% is perhaps excessive.

    good question. Since I am hoping to be listing in the next year, and it has been a long time since I sold a house. the flat % makes no real sense. If my house is worth 400K, and a similar one next town over is 300K, why the heck should I pay an extra $6,000 in fees?

    made some sense I guess when prices were lower, but once you are getting into 4-500K or more, it gets way out of hand.

    You really hit the jackpot with the townhouse, well-played. One can still get an older but more than decent detached house in east Bellevue for that.

    Just think, 25 years ago you could pick up nice enough old houses in decent in-city neighborhoods for under 200K.


    It has but the market moves so fast it’s hard to know what’s “under market”. We listed our townhome for $798k - a number we were happy with getting and that our agent thought was more than fair. 

    We had 9 offers, ended up selling for $875k. Our agent was a little surprised but said he’s seen crazier. Right time of year, right location, right type of house.

    Definitely for both. Not the only one, but one of the hottest - and I can't imagine what would pop it outside of real catastrophe.

    Bummer snake. That looks to be past the point of duct tape repair. Hopefully not too hard to replace. I last did a mirror back in the mid-80s, when I bought a right side door mirror for my 1985 Colt and put it on. But it was pretty easy, and I doubt the job has changed much. Other than having wires involved now.

    Both mirrors on the RDX have small "Darlington stripes" but thankfully nothing more.

    Another one of Mrs. j's twins that were separated at birth.

    A little duct tape and some pop rivets should be able to handle that. :'(

    I was always curious to see what it looked like in there.
    In the old days you could just buy one at the junk yard and glue it on.
    How do you fix that.
    Next car you will have to get parking sensors.

    Being an elitist is difficult, whether it be cars or hot dogs. I envy people who can just cram anything into their ears, eyes or mouths and be perfectly happy. :D There they are merrily quaffing their Two Buck Chuck from Trader Joe's and here I am fussing over some $21 Pinot from a cave in Oregon. I did take "old pickup truck" therapy and that seems to have helped.

    Like our dog Gigi...as long as her stomach is full, she doesn't care about the quality. Of course, she doesn't care about what kind of car she rides in either, as long as she gets to go with us.

    And if your rattle can paint doesn't quite match you can paint the other side too so it looks like it came that way from the factory. :p

    According to The Wall Street Journal “Foreign auto companies soon will build more cars and trucks in America than the Detroit giants.

    In the first quarter of 2018, foreign makers are expected to produce 1.4 million vehicles in the U.S., WardsAuto.com projects, equaling their American rivals for the first time. That's a leap from the same period last year, when foreign companies trailed Detroit auto makers by more than 100,000 vehicles, or roughly 10%.

    In coming years GM, Ford, and Chrysler are likely see their dominance in vehicle production entirely evaporate as rivals such as Toyota and Mercedes-Benz boost their American workforces and add new factories.”

    Don’t quite understand this trend but with the emergence of China and its emphasis on electric vehicles that cannot be good for the big three. Your thoughts.

    If it's your lucky day, you'll find one, listed with no damage, and IN THE SAME COLOR AS YOUR CAR from a recycling yard.

    $20 to pack it in spray foam expansion packaging. Wait 5 days to get there. Review video online showing how to remove the inner door and the 3 screws that hold the mirror to the door. Voila. Done. Ask me how I know that might work if the stars align for you.

    Or you can pay a shop that has the Mercedes robot shown earlier several hundred dollars to do a 25-minute or less replacement.

    If you luck out on the color.

    I should have mentioned this earlier...just a suggestion, whether the replacement is new or used, before you bolt it on, make the electrical connections first to see if everything works. Then, get out the hammer and have fun.

    Bluetec E200 or E250? Saw a modern version in the Kaiser parking lot the other day, parked in the "Physician" marked spots. Also saw a new Q5, and some modest cars as well.

    Is it the end of the world if you get 2 of a different color? White matches everything right? You could plasti-dip them to make them black. You could wrap them and make them whatever you wish.

    The Original in the Oakland section of the Burgh, within spitting distance of Pitt is the best and if anyone wants to say otherwise, just go in there and open your mouth about that then head on over to Presby (hospital) to have your jaw fixed. :'(

    This is the very first car I have ever driven that had comfort, economy and sport modes for the transmission that I actually noticed a substantial difference in the car's performance/handling/steering.

    Something tells us you'll probably never take it out of "Sport" again!

    I am surprised the old trick of listing under market and creating a bidding war hasn't appeared here yet. Or maybe it has. It's huge in speculative Canadian markets.


    A friend listed their home last week and they had a Broker's Open house. House was listed at 850,000 and they had 15 offers. Sold it for 75,000 over listing price.

    Ah...that would be offshore as were the other 10 or more offers they received.

    Your opinion of Columbia City was restrained and understood. I am totally amazed even in this crazy marketplace!

    Good thing it's not a BMW then because it probably would refuse to start if you didn't use OE BMW paint and have it registered in the computer by the dealer. B)

    It might start but I'm sure his dash would light up like a Christmas tree with various warning lights!

    I tried sport mode today. Noticed steerngva bit firmer, but really did not need that. Mostly just revved higher, holding lower gears. Not really needed either driving normally. The car is already geared kinda short. So you could see it for back road storming, but normal use, will leave in standard mode

    E250. Only Bluetec badged cars sold in this market were E250 (14-16) and E350 (11-13).

    I notice many mainstream cars in the physician spots at the local hospital, especially Subarus - but that's the PNW for you.

    I have a friend who rented a place in that area. Prowlers and shootings were a fact of life - and he still could never afford to buy it.
